Once you decide you are ready and that you would like to work with us, we will gather all necessary paperwork including our standard Listing Agreement. At this point, we will need to finalize a listing price for the home. I will give you a range of prices and you, as the owner, will choose a price in that range. Documents can be signed in person or we offer online document signature service that is useful for long distance sellers.
Before putting your home on the market, we want to ensure it is most attractive to potential buyers. Knowing how to showcase and accentuate the best features of your home, without incurring unnecessary expense, is at the core of what I do. I will provide you with a detailed Home Preparation Consultation and a Selling Tips Sheet. As we walk through your property, we will discuss minor repairs, curb appeal tips, staging, and making your property feel welcoming to potential buyers. If staging is necessary, I will share some options based on your property. If any repairs are required, we will help find a contractor to complete those.
I will arrange for professional photography of your home and if requested, a Matterport 3-D Virtual Tour will be scheduled and completed. We want buyers to have the best photos and every bit of information at their disposal. Creating excitement in the marketplace through consistent and aggressive marketing efforts and integrating online and offline efforts is key to a successful sale. My maximum exposure marketing plan includes: Comprehensive Internet marketing through our site, Realtor.com, Zillow.com, Trulia.com. We also develop social media posts which exposes your home to the most targeted group of buyers. Buyers will also see your home presented on digital billboard advertising in the local area.
We will also use traditional marketing efforts that included public open houses & brokers tours, yard signage, and property feature sheet; sales agent network; and customized property marketing. You can expect me to remain in constant communication with you and give you progress reports on showings and all activity.
After we have successfully negotiated a satisfactory contract for you with a qualified buyer, I will keep track of the necessary items that must be completed in order to get the sale closed. Sellers sometimes experience a significant amount of aggravation during the period of time from contract to closing. I will do everything in my power to help make the transaction go smoothly. Open communication with the buyers agent is extremely important.
The buyer will generally have inspections scheduled and an appraisal if financing is required. Even with homes that are very new, there are usually always repairs that are requested. Sellers should expect this and it's a good reason to have the home inspected BEFORE going on the market. If new negotiations are required because of repairs or appraisal issues, I will represent your best interests and help gain an agreeable outcome.
