    Why use Blanche Welborn to sell your home?

    If you want a high energy, high octane agent then call me ASAP.  I will tell you the honest truth about your property because the ultimate goal is to get it SOLD.  We do NOT want your listing to sit on the market growing stale while you endure countless showings.  

    I am a full-time agent in the local real estate community and own/operate several luxury rentals in North Myrtle.  I've spent the past 15 years tearing apart and rehabilitating desperate properties.  While not formally trained, I have tons of hands on construction and design experience. 

    My specialty is helping sellers get their homes ready to go on the market and so that YOU get the most money possible.  I will give you a full assessment of any problems/concerns with the property and recommendations of how to resolve.

    How are we going to get your home sold?

    I do two things for sellers; price the property correctly from the start AND use only the most updated technology to get your home in front of buyers.

    Sellers have the option of using Matterport 3-D Virtual Home Tours.  Buyers can take a virtual tour of your home and fully inspect the property without ever setting foot inside.  This will set your home apart in the market and the Matterport video WILL sell it faster. 

    I also employ every other marketing method available including, open houses, social media posts, listed on multiple Beach Realty Group sites and all other associated sites-Trulia, Zillow, Realtor.com. 

    We also host approximately a thousand rental guests a year through my vacation rental business.  Many of these guests become real estate buyers and I have a direct marketing link to all of them.

    I operate with an "always available" attitude and I mean it.  You, as a client, will never feel that you can not communicate with me or my team.  If you need anything, I am here to serve your needs.

    Getting Started

    The first time we meet, we will discuss what your selling objectives are.  Everyone's situation is different and we need to understand yours to effectively meet your real estate goals.  This is a good time to ask questions, and I will give you an outline of what to expect during the selling process. We will discuss the property in general and overall market conditions particular to your area or neighborhood.  Next, I will provide you with a complete Comparative Marketing Analysis (CMA) for your property and go over appropriate pricing.  At this point, I will also give recommendations of any improvements that will make your home more desirable to buyers.

    OK, You've Decided To Sell

    Once you decide you are ready and that you would like to work with us, we will gather all necessary paperwork including our standard Listing Agreement. At this point, we will need to finalize a listing price for the home.  I will give you a range of prices and you, as the owner, will choose a price in that range.  Documents can be signed in person or we offer online document signature service that is useful for long distance sellers.

    Preparing Your Home For Buyers

    Before putting your home on the market, we want to ensure it is most attractive to potential buyers. Knowing how to showcase and accentuate the best features of your home, without incurring unnecessary expense, is at the core of what I do. I will provide you with a detailed Home Preparation Consultation and a Selling Tips Sheet. As we walk through your property, we will discuss minor repairs, curb appeal tips, staging, and making your property feel welcoming to potential buyers. If staging is necessary, I will share some options based on your property.  If any repairs are required, we will help find a contractor to complete those.

    Marketing Your Home

    I will arrange for professional photography of your home and if requested, a Matterport 3-D Virtual Tour will be scheduled and completed.  We want buyers to have the best photos and every bit of information at their disposal.  Creating excitement in the marketplace through consistent and aggressive marketing efforts and integrating online and offline efforts is key to a successful sale. My maximum exposure marketing plan includes: Comprehensive Internet marketing through our site, Realtor.com, Zillow.com, Trulia.com.  We also develop social media posts which exposes your home to the most targeted group of buyers.  Buyers will also see your home presented on digital billboard advertising in the local area.

    We will also use traditional marketing efforts that included public open houses & brokers tours, yard signage, and property feature sheet; sales agent network; and customized property marketing. You can expect me to remain in constant communication with you and give you progress reports on showings and all activity.

    Processing the Sale & Closing

    After we have successfully negotiated a satisfactory contract for you with a qualified buyer, I will keep track of the necessary items that must be completed in order to get the sale closed.  Sellers sometimes experience a significant amount of aggravation during the period of time from contract to closing. I will do everything in my power to help make the transaction go smoothly.  Open communication with the buyers agent is extremely important. 

    The buyer will generally have inspections scheduled and an appraisal if financing is required.  Even with homes that are very new, there are usually always repairs that are requested.  Sellers should expect this and it's a good reason to have the home inspected BEFORE going on the market.  If new negotiations are required because of repairs or appraisal issues, I will represent your best interests and help gain an agreeable outcome.

    Close of Escrow

    Congratulations, you have now sold your home!  I will help with any after sale questions and/or moving tips.  I am always available to help you should a question arise after the close of escrow and I want to ensure that you are 100% satisfied.  We are interested in developing relationships rather than completing one transaction.
